An appraisal is an independent, defensible opinion of what a property is actually worth — built on real market analysis and professional judgment, not a quick online estimate or a drive-by guess. 2. Property Tax Consulting
If your property tax bill feels too high, in Texas you have a formal, annual right to challenge it — and most owners who lose money on this aren’t the ones who protest and lose. They’re the ones who don’t protest at all, or who assume last year’s value is the floor. It isn’t. 3. Cost Segregation
A cost segregation study is an engineering-based analysis that separates a building into its components, so the parts that wear out faster — flooring, specialty electrical, site work — can be depreciated on a 5-, 7-, or 15-year schedule instead of the standard 27.5 or 39 years. That moves real deductions from decades away into the next few years, which is especially valuable now that bonus depreciation is 100% and permanent for qualifying property. Land value has to come out of the basis first, and how carefully that’s done is one of the biggest differences between a study that holds up and one that doesn’t — we treat it as a valuation question, using real appraisal discipline, not a default percentage.
